Description

This service allows customers to apply to register granted property (Full/Partial) of all kinds (request for grant registration/usufruct grant/initial grant sale (statement of testimony)) by assigning a property to an individual or a group of individuals (first-degree relatives “mother, father, spouse, or children”) or companies, given that the property must not be restricted or granted.

Required Documents

Individuals
1- Original Title Deed, Original Title deed of Usufruct, initial registration contract, Deferred Sale Contract or Initial Contract
2- Appraisal Certificate ( Real Estate Valuation Certificate)
3- No Objection Certificate, where the granted property is located in a freehold area
Proof of relationship:
4- Marriage Contract (Translated into Arabic and attested by the UAE embassy in the relevant country and by the Ministry of Foreign Affairs in the UAE)
5- Certificates of Birth of children (Translated into Arabic and attested by the UAE embassy in the relevant country and by the Ministry of Foreign Affairs in the UAE)
6- Emirates ID Card (For identification only, no photo is taken) or valid passport for non-residents

For UAE Nationals
a declaration of grant from Dubai Courts for citizens is only required if the request is for one of one of the children or one of the wives and no one else, and the donor had only one property.

Companies
If the company is not previously registered, it must be registered by applying for the registration of a company

Service Fees

0.125% of the property's value, provided that the fee shall not
be less than AED 2,000
AED 250 as Title Deed issuance fees
Map Issuance Fees - Land AED 100; villa and apartment AED 250
For initial sale: 0.125% of the granted property's value, provided that the fee shall not be less than AED 2,000
AED 10 Knowledge fees added to each fee
AED 10 Innovation fees added to each fee

Registration Trustee Fees:
AED 4,000 if the property price equals or exceeds
AED 2 million
AED 2,000 if the property price is less than AED 2 million


Service Procedures

Via the service center
Step 1: The customer goes to one of the Real Estate Registration Trustee offices
Step 2: the customer submits the required documents to the employee and makes sure that they are complete
Step 3: the transaction data is entered into the system by the employee and is verified
Step 4: The customer pays the fees and receives a receipt for payment
Step 5: the output is delivered to the customer

Remotely
Step 1: send documents by e-mail to the registration trustee office
Step 2: review the request and ensure that the documents are complete
Step 3: the transaction data is entered into the system and a recorded video call is made to confirm the service and verify the parties
Step 4: The payment link is sent by the employee
Step 5: The outputs are checked and sent to the customer.
