Real Estate Valuation Form
Main documents required for all valuation requests:
1- A real estate valuation request form
2- A letter from the owner and a copy of their valid passport/ Emirates ID Card
3- A copy of the municipality map (one year) or the planning map
Additional documents required by type of property to be valuated:
Vacant Land for a major real estate project or one of its stages:
1- A No Objection letter from the main developer/bank
2- A Sale/Purchase contract
To valuate a building (one residential villa with the land on which it is built):
1- A built-up construction area
2- A detailed statement showing the number of villas/units
3- A detailed expenses statement for the past three years
4- Ejari contracts for each unit type
To valuate a hotel building with the land on which it is built:
1- A built-up construction area
2- The value of room rentals and the number of facilities, halls, and restaurants at the premises
3- A detailed statement showing all expenses and net profits over the past three years from a certified accounts office
4- A Hotel Management Contract
5- A tax letter from Dubai Municipality

Via the service centre:
Step 1: The customer visits one of the real estate service trustee centres with all the service requirements
Step 2: the customer submits the required documents to the employee and makes sure that they are complete
Step 3: the transaction data is entered into the system by the front row employee
Step 4: The customer pays the fees and receives a receipt of payment
Step 5: The customer receives the real estate valuation certificate electronically via an e-mail
Via Dubai REST:
Step 1: Register and create an account (if the customer is not already registered) or login through the application and choose the service
Step 2: Fill in the data, and attach all the required documents
Step 3: Pay the fees
Step 4: Submit the application electronically
Step 5: The concerned employee receives, reviews, and verifies the application
Step 6: An e-mail is sent if the request is approved
Step 7: The customer receives the real estate valuation certificate electronically via an e-mail
