Real Estate Valuation Application
FAQs

This service allows a customer to apply for a real state evaluation of all types:
- Vacant, residential, commercial, and industrial land
- Housing units
- Residential villa
- Agricultural land with the buildings on which are built
- A commercial/industrial building/villas complex/workers' accommodation on the same land
- Vacant land for a major real estate project or for a phase thereof
- A hotel building with the land on which it is built.

 Real estate evaluation application form

Common main documents required for all evaluation applications:
1- Real estate evaluation application form
2- A letter from the owner and a copy of the valid passport/UAE ID
3- A copy of the municipality map (one year) or the planning map

Additional documents required according to the type of property to be evaluated:
Vacant land for a major real estate project or a phase thereof:
1- A no-objection letter from the master developer/the bank.
2- A sale and purchase contract

In case of evaluating a building (A residential villa with the land on which it is built):
1- The built-up construction area
2- A list showing the number of villas / units
3- A statement showing the expenses for the last 3 years
4- Ejari tenancy contracts for each type

In the event of evaluating a hotel building with the land on which it is built:
1- The built-up construction area
2- The value of renting rooms and the number of facilities, halls and restaurants.
3- A detailed statement showing all expenses and net profits (the last 3 years) from an accredited accounting office
4- Hotel management contract
5- A tax letter from the municipality

Evaluation of vacant land for the purpose of grant ownership (commercial / industrial)

In the event that the application is submitted to the Real Estate Services Registrar’ centers
Service partners fees of AED 230 + value added tax for service partners fees to be added


Evaluation of a hotel building with the land on which it is built:
AED 15,000
AED 10 knowledge fee for each drawing
AED 10 innovation fee for each drawing
In the event that the application is submitted to the Real Estate Services Registrar’ centers
Service partners fees of AED 530 + value added tax for service partners fees to be added

Via the Service Center
Step 1: The customer visits one of the service centers (Real Estate Service Provider Centers) with all the required service documents.
Step 2: The customer submits the required documents to the staff, and the transaction details are entered into the system, along with the payment of applicable fees.
Step 3: In the case of evaluating a (unit or attached residential villa), the customer directly receives the valuation certificate.
Step 4:In the case of evaluating other properties, the request is received, reviewed, and a report is prepared by the designated staff member.
Step 5: The request is studied, and a report is prepared by the committee, followed by the issuance of the valuation certificate.
Step 6: The valuation certificate is sent to the application and delivered through email and text message.


Via the App
Step 1: Register and create an account in the Dubai REST app (if the customer is not already registered), or log into the app and select the service.
Step 2: Fill in the required details, attach the necessary documents, and make the payment for applicable fees.
Step 3: In the case of evaluating a (unit or attached residential villa), the customer will receive the valuation certificate directly.
Step 4:In the case of evaluating other properties, the request is received, reviewed, and a report is prepared by the designated staff member.
Step 5: The request is reviewed, and a report is prepared by the committee, followed by the issuance of the valuation certificate.
Step 6: The valuation certificate is sent to the app, and is also delivered via email and text message.
