This service allows a customer to file a first instance case for all kinds of claims for the disputes between the owner and the lessee (tenant), which is the first phase of litigation at the Rental Disputes Center.

No Form

1- A copy of the last tenancy contract (Ejari) translated
2- The applicant, in case that it is a natural person, a copy of the UAE ID, and in case that it is a legal person (company or establishment), a copy of the UAE ID of the company manager (whose name appears in the trade license) and the most recent copy of the trade license
3- A valid management contract
4- A letter from the bank or an account statement indicating the IBAN number of the plaintiff
5- A copy of the legal notice with a statement to the declaration representative or the registered mail of the result of the declaration of the legal notice, in case the application was for evacuation.
Notes:
1- A copy of the power of attorney notarized by the notary public for the legal attorney and a copy of the UAE ID, in case that the legal attorney is a law firm, a copy of the office license and the lawyer’s UAE ID must be submitted, and in case that the representative is a lawyer, an authorization issued by the lawyer’s office (if any)
2- A copy of the heirs decree of distribution if (the lessor) is deceased
3- A copy of the offer and deposit receipt, in case the application is to renew a contract (if any).
4- Any supporting documents for application such as a copy of correspondence, notifications, violations, electricity and water consumption bills, copies of checks, letters, etc.

All documents submitted must be in Arabic language or legally translated, and to be archived and posted at the Rental Disputes Center page https://rdc.dubailand.gov.ae according to the divisions contained in the system, as no hard copy document will be received.

3.5% of the annual rental value or the rental value if it is less or more than a year in case that the application is to register an evacuation case - register a lease renewal case - register a lease case - register an annulment case of a valid tenancy contract - register a case for a property previously vacated for demolition and reconstruction
The fee shall not be less than AED 500 and not more than AED 20,000
3.5% of the value of the financial claim in case that the application is a financial claim, that the minimum fee shall not be less than AED 500 and not more than AED 15,000
AED 500 fee for a power of attorney registration
AED 100 fee for advertisement
AED 25 fee for a power of attorney registration, if any
10 AED knowledge fees
10 AED innovation fees

Service partners fees of 130 AED + value added tax for service partners fees to be added

Step I: A customer will move to a service center( Real Estate Services Trustee Centers
Step II: A customer will submit the required documents to an employee, to ensure that no documents are missing.
Step III: The transaction details will be entered into the system by an employee and shall be audited and approved
Step IV: A customer pays the fees and obtains a payment receipt
Step V: Attending the sessions via the remote litigation system
