Request for Usufruct Registration / Musataha

This service allows customers to submit an application to register the sale of an usufruct right, which authorises the beneficiary to use and benefit from a property belonging to others for a period not exceeding 99 years (long-term lease), or to submit a Musataha registration, which authorises the beneficiary to build the land and use the building for a period not exceeding 50 years.

Usufruct Registration Form

Individuals
1- Electronic No Objection Certificate (eNOC) from the developer in the freehold areas (through Dubai Rest Application)
2- Emirates ID Card for the seller ( For identification only, no photo is taken) Or Copies of valid Passport for Non-residents
3- Power of Attorney in case they are appointing someone on their behalf


Companies
If the company is not previously registered, it must be registered by applying for the registration of a company

For companies:
If the company is not previously registered, it must be registered by applying for the registration of a company

In the event of a long-term lease:
Owner: 2% of the rental value + the tenant 2% of the rental value.
In the event of Musataha:
1- Mushatta registration 1%
2- Resale of Musataha on the land Space: 1%, and the built-in land 4% (of the building value) + 1% (of the Musataha value)
AED 250 title deed issuance fee
AED 100 Land Map Fees for lands that are not subject to the authority of Dubai Municipality
AED 325 Land Map Fees for the unified map with Dubai Municipality
AED 250 if a villa or apartment
AED 10 Knowledge fees added to each fee
AED 10 Innovation fees added to each fee

Service Partners Fees:
If the sale price exceeds or equals AED 500,000 AED 4,000 will be charged +VAT on Service Partners fees
if the sale price less than AED 500,000 AED 2,000 will be charged +VAT on Service Partners fees

Via the service center
Step 1: The customer goes to one of the Real Estate Registration Trustee offices
Step 2: The customer submits the required documents to the employee and makes sure that they are complete (All required documents are uploaded via DLD Document Vault)
Step 3: The transaction data is entered into the system by the employee and is verified
Step 4: The customer pays the fees and receives a receipt for payment
Step 5: The output is delivered to the customer through email
