Gift registration application
FAQs

This service allows applying to register a gift (total / partial) of all kinds (gift registration application / gift usufruct right / provisional gift sale (statement certificate) by assigning a property in favor of a person (s) (relatives of the first degree (mother, father, husband, wife, and children or companies free of charge, provided that the title deed of the property is not registered or granted).

Gift form

Individuals
1- A no-objection e-certificate (E.NOC) from the developer of the freehold areas (via Dubai REST App)
A proof of paternity:
-- Marriage contract for married couples: Translated and certified by the concerned country's embassy at the concerned country, and their Ministry of Foreign Affairs
-- Birth certificate for children: Translated and certified by the concerned country's embassy at the concerned country, and the country's Ministry of Foreign Affairs - adding a proof of paternity or kinship from the customer's embassy inside the country
2- UAE ID (for identity proof only, no copy will be submitted) or a copy of a valid passport for non-resident foreigners
3- A legal power of attorney in case a representative

For UAE citizens
Marriage contract for married couples or family booklet extract

For companies
An unregistered entity, should apply for a company registration procedure

In the event that a land gift registration application is submitted, a property evaluation application must be submitted at a Real Estate Services Trustee Center before applying for a gift registration application.
For apartments and villas, smart evaluation is available

For companies:
An unregistered entity, should apply for a company registration procedure

0.125% of the valuation value of the gifted property, provided that the fee shall not be less than AED 2,000
AED 250 title deed issuance fee
AED 100 for a land map of lands outside of the the authority of Dubai Municipality
AED 225 fee for land map of unified map fees at Dubai Municipality)
AED 250 fee for a villa and apartment
(In the provisional sale - a statement certificate, a fee of 0.125% of the valuation value of the gifted property shall be charged, provided that the fee shall not be less than AED 2,000)
AED 10 knowledge fee for each drawing
AED 10 innovation fee for each drawing

Service partners fees:
If the property price is more than or equal to AED 2,000,000, a fee of AED 4,000 + the VAT for the service partners fee.
If the property price is less than AED 2,000,000, a fee of AED 2,000 + VAT for the service partners fee

Via a service center
Step I: A customer will move to a service center - Real Estate Registration Trustee centers
Step II: A customer submits the required documents to an employee to ensure that no documents are missing. (all required documents are uploaded via the digital safe)
Step III: The transaction details will be entered into the system by an employee and shall be audited
Step IV: A customer will pay the fees and receive a payment receipt
Step V: The outputs are delivered to the customer via e-mail
