Property Gift Registration
This service allows individuals to apply for the registration of a gifted properties (full or partial) by transferring ownership of a property to a person or persons (first-degree relatives; mother, father, spouse, or children or to companies) without compensation, provided that the property is not restricted or granted land.
Step 1: Visit nearest Real Estate Trustee Center
Step 2: Submit the required documents ensuring no key document is missing
Step 3: An employee will review and approve the request through the system
Step 4: Proceed to pay the service fees (if any) and collect the receipt
Step 5: Receive the issued documents by email
For Individuals:
1- Proof of relationship:
Marriage certificate for married individuals: must be translated and attested by the UAE embassy in the issuing country and the Ministry of Foreign Affairs in that country.
Birth certificate for children: must be translated and attested by the UAE embassy in the issuing country and the Ministry of Foreign Affairs in that country.
Additionally, proof of paternity or kinship from the client’s embassy in the UAE is required.
2 - Emirates ID (for identity verification only; no copies are taken) or a valid passport copy for non-resident foreigners.
For UAE Citizens:
1- Marriage contract for married individuals or Family Book.
For Companies:
1 - An unregistered entity, should apply for a company registration procedure.
0.125% of the property valuation with a minimum fee of AED 2,000

A Legal Power of Attorney is required if someone is acting on behalf of the parties.
For Gifted Land Registration Requests:
- A property evaluation request must be submitted at one of the Real Estate Trustee Centers before applying for registration.
- For apartments and villas, smart valuation is available.
Companies:
- If the entity is not previously registered, it must be registered by submitting a company registration request.
