Cancel Tenancy Contract

This service allows customers to cancel a Tenancy contract that has expired  for a property that has been vacated in the Emirate of Dubai

Through Real Estate Service Trustees Offices:
1- Original Unified a Tenancy Contract must be canceled unless the contract is still active, in which case it must be presented.
2- Emirates ID of the applicant must be presented.
3- Official Power of Attorney must be presented if the applicant is a representative.
3.1- If the Power of Attorney is issued in Dubai, the number can be entered without attaching the document.
3.2- If issued in another emirate, the document must be attached.
4- Letter from the property owner requesting cancellation, in case the contract is still active.

Registration through Real Estate Trustee Offices:
1- The property must not be managed by a real estate company or by an owner who has Ejari system access.
2- The applicant must be the tenant or a legal representative with an official power of attorney.
3- The landlord must be the owner of the property or a legal representative with an official power of attorney.
Registration through Mobile Applications:
1- The tenant and landlord must be individuals, and the owner’s data must be up to date.
Registration through System:
Companies:
1- The company must be licensed for one of the property management activities as per regulations.
Individual Owners (as themselves):
1- The individual must be the owner of the property and manage their own properties.
Representatives of Individual Owners:
1- Must have a legal power of attorney authorizing them to manage the properties.

If cancelled via the app or system:
Service is free of charge

If cancelled via Service Trustee Centers:
Service Partner Fee AED 40 + VAT

Via  Service Center
Step 1: The customer will visits one of the service centers – Real Estate Trustees Centers.
Step 2: The customer submits the required documents, and they are checked to ensure there are no missing items.
Step 3: The employee enters the transaction data into the system, audits it, and approves it.
Step 4: The customer pays the fees and receives a payment receipt.

Via Online System or Application
Step 1: Register and create an account in the Ejari system / Dubai REST app (if the customer is not already registered), or log in to the system or app and select the service.
Step 2: Fill in the data and attach the required documents.
Step 3:Pay fees and  Submit the request electronically.
Step 4: The request is received and reviewed by the concerned employee.
Step 5: An email is sent if the request is approved.
