Sale procedure (heirs)

This service allows to register a sale procedure (total / partial) between the two contracting parties, the seller and the purchaser, or their legal attorneys, by purchasing land, property, or a real estate unit (completed or under construction).

Electronic signature

1- The UAE ID for the sellers and the purchaser (for identification proof only, no copy shall be submitted)
2- A legal power of attorney in case of a representative
3- A Certificate of Title / Title deed
4- A sale check by the name of the Department
5- A receipt for depositing the sale check in the Department’s account
6- An IBAN certificate issued by the bank indicating the name of the seller and the swift code
7- The real estate broker’s card (if any
8- IBAN certificate and the swift code for the broker (if any)

If the property is residential: Approval application from the investigation committee to sell the residential property to the heirs

The seller: 2% of the sale value
The purchaser: 2% of the sale value
AED 250 fee for issuing a Certificate of Title / Title deed
AED 100 fee for a land plot map for the lands outside jurisdiction of Dubai Municipality
AED 225 fee for the land plot map unified with Dubai Municipality.
AED 10 knowledge fee for each drawing
AED 10 innovation fee for each drawing

Service partners fees:
If the value of the sale is more than or equal to AED 500,000, a fee of AED 4,000 + the VAT for the service partners fee.
If the value of the sale is less than AED 500,000, a fee of AED 2,000 + VAT for the service partners fee

Via a service center
Step I: A customer will move to a service center - Real Estate Registration Trustee centers
Step II: A customer submits the required documents to an employee to ensure that no documents are missing. (all required documents are uploaded via the digital safe/ treasury)
Step III: The transaction details will be entered into the system by an employee and shall be audited
Step IV: A customer pays the fees
Step V: The transaction is sent to the Department of Trusts, and the heirs shares are transferred to their bank accounts.
Step VI: The outputs are delivered to the customer via e-mail
