This service allows customers to request real estate valuation for:

• Vacant residential, commercial, and industrial lands
• Residential units
• Residential villas
• Agricultural lands with an existing building
• Commercial or industrial buildings
• Villa complexes
• Labour camps on a single land
• Vacant lands for a major real estate project or for one of its phases
• Hotel buildings with the land they exist on

This service is provided by the Real Estate Valuation Department

Main documents required for all valuation requests:

1. A real estate valuation request form
2. A letter from the owner and a copy of their passport/national ID
3. A copy of the municipality map (one year) or the planning map

Additional documents required by type of property to be valuated:

Vacant Land for a major real estate project or stage of its stages:

4. A No Objection letter from the main developer/bank
5. A Sale/Purchase contract

To valuate a building (one residential villa with the land on which it is built):

4. A built-up construction area
5. A detailed statement showing the number of villas/units
6. A detailed expenses statement for the past three years
7. Ejari contracts for each unit type

To valuate a hotel building with the land on which it is built:

4. A built-up construction area
5. The value of room rentals and the number of facilities, halls, and restaurants at the premises
6. A detailed statement showing all expenses and net profits over the past three years from a certified accounts office
7. A Hotel Management Contract
8. A tax letter from Dubai Municipality

To apply for real estate valuation, the customer shall visit one of the real estate services trustees centres and submit the application, accompanied with all required documents (listed with the valuation application). After the internal procedures are completed, the certificate will be delivered by courrier.

Evaluation of land for the purpose of owning the grant (commercial/industrial)

Valuating the land for a major real estate project or stage of its stages:

AED 10,000 + AED 10 knowledge for each fee +
AED 10 innovation for each fee + AED 1 VAT


Building Valuation (a residential villa with the land on which it is built Request for the valuation of a residential apartment

AED 4,000 + AED 10 knowledge for each fee +
AED 10 innovation for each fee + AED 1 VAT

Valuation of a hotel building with its land

AED 15,000 + AED 10 knowledge for each fee +
AED 10 innovation for each fee + AED 1 VAT

Note: AED 20 will be added if the evaluation certificate is sent by a courier
